What is Flat Fee MLS?
Flat Fee MLS Realty is a limited service real estate agency. We are the middle ground between a For Sale By Owner and a Full Service agency. We provide a cost-effective way for a seller to market their property widely on the Multiple Listing Services. The sellers have the freedom to schedule showings as well as review and decide on an offer that works best for them. We provide additional assistance to the seller to help them find buyers that have a fully vetted pre-approval to purchase their home.
Why am I being asked to have my pre-approval reviewed?
In this rapidly changing market, it’s important that offers are supported by a recent and fully vetted pre-approval. Sellers have accepted financing offers that did not close due to financing issues. This is avoidable and creates a lot more work for everyone involved. Pre-approvals need to be reviewed to ensure proper due diligence was done before an offer can be submitted. There is no impact to credit scores.

Do I have to use The Orlicki Group for my financing?
No. You do not have to use The Orlicki Group to finance your property. We recommend always getting a second opinion. Several of our clients have benefited by getting better terms, rates, service, and property specific cost estimates.
How can I get the pre-approval review process started?
Click the link at the top of the page or continue to the bottom and select a time on the calendar. The buyer is required to be on the call. The agent and/or lender cannot take the call for them. The call normally lasts about 10-15 minutes.
