A reverse mortgage is one of the highest-search mortgage terms in Florida, and most of that searching starts with a television ad rather than a comparison. Tampa Bay has the retirement and snowbird overlay to explain the volume. Search volume is not the same as the right file.

Here is what to compare before you call a national number.

What a reverse mortgage is, and is not

A Home Equity Conversion Mortgage (HECM) and related proprietary products let eligible older homeowners convert part of their equity into cash or a line of credit without the required monthly principal-and-interest payment a forward mortgage carries. The loan typically becomes due when the last borrower dies, sells, or permanently leaves the home.

It is not free money. Interest accrues. Insurance and servicing fees exist on HECMs. Occupancy and counseling rules apply, and you still pay property taxes and homeowners insurance. If those lapse, the loan can default.

Who should even be in this conversation

  • Homeowners 62 and older considering whether equity should support retirement cash flow
  • Surviving spouses trying to understand what happens to the existing mortgage
  • People who can stay in the home and keep it insured and taxed
  • Not: anyone who needs to move within 18 months, or who cannot maintain the property

Counseling is not optional theater

HECM requires counseling from a HUD-approved counselor. Treat it as a real session, not a checkbox.

Bring questions about when the loan comes due, what a non-borrowing spouse looks like, and how much equity you might leave behind.

Tampa Bay property issues that change the file

Florida insurance, roofs, and condo projects show up here the same way they show up on forward loans. A reverse mortgage that works on a national calculator can fail if the property is not insurable at a sane number, or if the condo project is a mess.

Start the insurance conversation on the actual address. Pinellas barrier-island properties and older South Tampa houses are frequent look-before-you-leap files.

Reverse versus selling versus a forward cash-out

Three different tools:

  1. Sell – maximum liquidity, but you move.
  2. Forward cash-out refinance or HELOC – you keep a monthly payment.
  3. Reverse – you stay, tap equity, and accept accrual and due-and-payable rules.

If the goal is to move closer to family in another county, a reverse mortgage is usually the wrong product. If the goal is to stay on the same street and reduce payment stress, it may be worth a structured comparison.

How HECM proceeds usually show up

Depending on the product and the file, proceeds can arrive as a lump sum, a line of credit, or a tenure or term payment structure.

National ads skip the part where an existing mortgage typically has to be paid off from proceeds, and the part where origination, mortgage insurance, and servicing costs reduce what you actually net. Ask for a net figure, not a headline principal limit.

A line of credit that grows over time is a different household tool than a lump sum sitting in a checking account. Say which problem you are solving: monthly cash flow, a one-time repair, or a standby reserve. The product should match the problem.

Florida-specific reasons people search this

People search reverse because they want to stay, because a spouse died and the payment feels different, or because a TV number promised tax-free cash.

Occupancy is the first filter. If the plan is to spend six months in another state and list the Tampa house next year, this is usually the wrong product.

Property taxes and homeowners insurance are not optional on a reverse mortgage in Florida. If those lapse, the loan can default even though there is no monthly principal and interest. Budget the carrying costs as if you still have a house to maintain, because you do.

When we will tell you to stop

  • You need to move in the next year or two
  • The home cannot be insured at a number you can carry
  • A non-borrowing spouse situation has not been walked through with a counselor
  • The existing balance plus costs would leave little usable equity
  • Someone is pressuring a same-week close from a national call center

A local second look is a comparison, not a sales script. If a forward cash-out, a sale, or doing nothing is cleaner, that is the answer.

What to bring to a local review

  • Age of the youngest borrower and the spouse situation
  • Current mortgage balance and whether it would be paid off
  • Tax and insurance status
  • Whether anyone else lives in the home
  • A simple stay-or-move answer

We will tell you whether to keep shopping reverse, look at a forward refinance, or stop. Call (813) 302-1616 or reach us at orlickigroup.com.

Frequently asked questions

Does the bank own my house

You remain the owner. The lender has a lien, like other mortgages. Read the due-and-payable conditions closely.

Can I get a reverse mortgage on a condo in Tampa or St. Pete

Only if the project and the product allow it. Ask before you pay for counseling you cannot use.

What about the surviving spouse

This is one of the counseling topics, and it is the one people skip. Do not skip it.

Do you originate a lot of these

It is not the center of the book. It is a Florida search reality. If it is not the right file, we will say so.
